The Right Honourable Thomas Lord Fairfax Baron of Cameron in that part of Great Britain called Scotland, Proprietor of the Northern Neck of Virginia: To all to whom this present writing shall come sends greeting. Know ye that for good causes for and in consideration of the composition to me paid and for the annual rent hereafter reserved I have given granted and confirmed and by these presents do give grant and confirm unto Richard Fowler of the County of Frederick a certain tract of waste and ungranted land in [sic] County which he bought of William Hyatt on the east side of Opeckon and bounded as by a survey thereof made by Mr. John Baylis. Beginning at a locust [1] on a hill side corner to William Hyatt's said land and his late survey then with his patent line North 9 degrees West thirty poles to a white wood [?] and mulberry saplin [2] on the east bank of Opeckon thence up the meanders of the same South 45 degrees 30 minutes West eighteen poles [3] thence South 25 degrees West thirty two poles [4] thence South 29 degrees West fifty eight poles [5] South 39 degrees 30 minutes West twenty eight poles [6] then South 30 degrees West seventy poles [7] then South 60 degrees West sixty six poles [8] then South 31 [?] degrees West seventy four poles [9] then South 9 degrees 30 minutes West twenty poles [10] thence South 41 degrees 30 minutes West twenty poles [11] then South 11 [?] degrees West fifty poles [12] then South 49 degrees West eight poles and a half to two white oaks [13] in the line of Joseph [?] Edwards Junior on the east bank of Opeckon thence with Edwards' line South 62 degrees East fifty two poles to three small white oak saplins [14] near a sink hole corner to the said Edwards thence leaving his lines continuing the same course one hundred and fifty eight poles to two hiccory saplins [15] and a white oak sapling on a hill side thence North 28 degrees East two hundred and twelve poles to two small hiccory [?] saplin and two hiccory bushes [16] in a poison field corner to William Hyatt then with his line ... West two hundred and forty poles to the beginning Containing four hundred and five acres Together with all rights members and appurtenances thereunto belonging Royal mines excepted and a full third part of all lead copper tinn coals iron mines and iron ore that shall be found thereon. To have and to hold the said four hundred and five acres of land together with all rights profits and benefits to the same belonging or in any wise appertaining except before excepted to him the said Richard Fowler his heirs and assigns forever. He the said Richard Fowler his heirs or assigns therefore yielding and paying to me my heirs or assigns or to my certain attorney or attorneys agent or agents or to the certain attorney or attorneys of my heirs or assigns Proprietors of the said Northern Neck yearly and every year on the Feast Day of Saint Michael the Arch Angel the fee rent of one shilling sterling money for every fifty acres of land hereby granted and so proportionably for a greater or lesser quantity Provided that if the said Richard Fowler his heirs or assigns shall not pay the before reserved annual rent so that the same or any part thereof shall be behind or unpaid for the space of two whole years after the same shall become due if lawfully demanded that then it shall and may be lawful for me my heirs or assigns Proprietors as aforesaid my or their certain attorney or attorneys agent or agents into the above granted premises to reenter and hold the same so as if this grant had never passed. Given at my office in the County of Fairfax within my said proprietary under my hand and seal Dated this eleventh day of March in the twenty eighth year of the reign of our Sovereign Lord George the Second by the grace of God of Great Britain France and Ireland King Defender of the faith &c. A.D. One thousand seven hundred and fifty five.
