The Right Honourable Thomas Lord Fairfax Baron of Cameron in that part of Great Britain called Scotland proprietor of the Northern Neck of Virginia, To all to whom this present writing shall come sends greeting. Know ye that for good causes for and in consideration of the composition to me paid and for the annual rent hereinafter reserved I have given granted and confirmed and by these presents for me my heirs and assigns do give grant and confirm unto Robert Allen and John Robinson of Frederick County a certain tract or parcel of waste and ungranted land on Mill Creek in the said county and bounded as by a survey thereof made by Mr. George Burn. Beginning at two white oaks [1] on the northeast side of the said creek joyning the widow Welburn extending thence North 17 degrees East two hundred and six poles between two small white oaks [2] on a hillside thence North 73 degrees West one hundred and twenty six poles to a stake [3] by a road side near two white oaks marked corners thence South 17 degrees West one hundred and twenty poles between a white oak and a red oak [4] thence South 50 degrees East eight poles to a white oak [5] on a hill side thence South 7 degrees West forty two poles to a Spanish oak [6] on the side of the said Creek thence down the severall courses and meanders thereof South 50 degrees East eighteen poles [7] thence South 27 degrees East twelve poles [8] thence down the middle of the said creek to the beginning containing one hundred and ninety three acres together with all rights members and appurtenances thereunto belonging Royal mines excepted and a full third part of all lead copper tin coals iron mines and iron ore that shall be found thereon to have and to hold the said one hundred and ninety three acres acres of land together with all rights profits and benefits to the same belonging or in anywise appertaining except before excepted to them the said Robert Allen and John Robinson their heirs and assigns forever they the said Robert Allen and John Robinson their heirs or assigns therefore yielding and paying to me my heirs or assigns proprietors of the said Northern Neck yearly and every year on the Feast Day of St. Michael the Arch Angel the fee rent of one shilling sterling money for every fifty acres of land hereby granted and so proportionably for a greater or lesser quantity, provided that if the said Robert Allen and John Robinson their heirs or assigns shall not pay the said reserved annual rent as aforsaid so that the same or any part thereof shall be behind or unpaid by the space of two whole years after the same shall become due if legally demanded that then it shall and may be lawful for me my heirs or assigns proprietors as aforesaid my or their certain attorney or attorneys agent or agents into the above granted premesis to reenter and hold the same so as if this grant had never passed. Given at my office in the County of Frederick under my hand and seal dated this twenty fifty day of September in the second year of his Majesty King George the Third's Reign. A.D. 1762.
